Engineered wood is real timber, laminate is a photograph of it. That difference decides cost, repairability and resale value — here is how to weigh it.

Once a homeowner has ruled out carpet and decided against vinyl plank, the choice usually narrows to laminate or engineered wood. They occupy overlapping price brackets and, from a standing height, can look remarkably similar. Underneath, they are entirely different products, and the difference shows up over years rather than days.

Laminate is a high-density fibreboard core with a printed photographic layer on top, sealed under a clear wear layer. Modern printing and embossing have become genuinely convincing — good laminate has texture that follows the grain pattern, not just a flat gloss. It is hard-wearing, highly scratch resistant, and typically the least expensive of the wood-look options.

Engineered wood is real timber. A veneer of genuine hardwood is bonded over a plywood or HDF core, giving you an authentic wood surface with far better dimensional stability than solid hardwood. It takes stains and finishes like real wood because it is real wood, and depending on veneer thickness it can often be sanded and refinished once or twice over its life.

Water is where the two separate most sharply. Laminate's fibreboard core swells irreversibly when water sits on it long enough to reach a seam, and a swollen plank cannot be repaired, only replaced. Engineered wood handles humidity better than solid hardwood but is not waterproof either. If you are flooring a kitchen, a laundry room, or a bathroom, neither is our first recommendation — that is what vinyl plank is for.

Resale value is the argument that most often decides it. In Napa, Green Valley and the higher-end parts of Davis and Pleasant Hill, real wood carries weight with buyers in a way laminate does not. In a rental property, a first home, or a house you plan to sell within five years, laminate delivers the look at a materially lower cost and no buyer is going to penalise you for it.

There is also a practical difference in how they sound and feel. Laminate over a basic underlayment can sound noticeably hollow and click underfoot. A quality underlayment fixes most of that, and it is worth specifying rather than accepting whatever comes cheapest. Engineered wood generally feels more solid, particularly when it is glued down rather than floated.

Our honest advice: choose engineered wood if you plan to stay in the house long term, you want an authentic wood surface, and the rooms are relatively dry. Choose laminate if budget is the driving constraint, the floor will take heavy abuse, or the property is a rental.
